ABSTRACT AUTHORIZATION FORM
In connection with the purchase or refinance of your commercial property, please be aware that due to the complexity of commercial titles and the time required to research and complete them, commercial title abstracts may not be cancelled after ordered and must be paid for, whether or not the transaction actually closes.
In order for your title to be completed, you must authorize our company to order a commercial abstract for you. By doing so, you are acknowledging that you are solely responsible for the cost of any abstract ordered and that you will be required to pay the full abstract price whether or not the transaction actually closes. Additionally, some abstracts, depending on the size of the transaction or type of property, will require a non-refundable deposit at the time of ordering the abstract, with the balance due at closing (or cancellation, if the transaction does not close). We will let you know if that is the case before ordering the abstract. If you would like to know the cost of your abstract prior to approval, please contact us and we will get a commercial abstract quote from our abstractor prior to your approval. NOTE: we can save you money if you provide us a copy of your Owner's Title Insurance Policy obtained at the time of your purchase of your property (or, in the case of a purchase, the Seller's policy).
