Acquisition/Sale
- Draft and negotiate contracts to purchase: 15 acres of waterfront property in Harford County, a multi-unit apartment complex in Baltimore City, a warehouse building in Baltimore City, a 2-story office building in Ellicott City, a retail storefront in Federal Hill, and 10 acres in Elkridge
- Assist clients with like-kind exchanges
- Review and revise various construction contracts to build custom homes
- Draft an easement agreement between adjacent landowners to provide for driveway access
- Draft declaration of covenants and restrictions for an office condominium development
- Divided 26,000 square foot office building into 12 condominiums units, set up commercial condominium document, reciprocal easements and access agreements for outparcel development
- Negotiate commercial loan documents for a variety of real estate projects
- Advise client regarding use of tax increment financing for urban redevelopment project
- Assist client with meeting lending requirements to refinance commercial loans
- Negotiate and draft commercial leases on behalf of landlords and review leases on behalf of tenants for office, warehouse and flex uses
- Draft and negotiate a cell phone tower lease for buildings in Lutherville and Reisterstown
