TYPICAL FEES AND WHAT THEY MEAN

Below is a list of fees you will normally see on a settlement statement, along with an explanation of what they are:
  • Title Exam Fee - Fee is for reviewing title abstract and clearing client's title. This must be done so title insurance may be issued for the owner and/or lender on the subject property.
  • Title Abstract - Fee is for searching the public records and issuing a report (or, abstract) of title. Search includes City/County land records, judgment/lien records and Pacer (federal and/or bankruptcy records). Some jurisdictions also require a "lien certificate" to be obtained, which is an additional charge.
  • Title Binder Fee - Fee is for creating a title insurance binder, or commitment, which is the title insurer's commitment to issue a title insurance policy based upon the terms and conditions stated therein.
  • Title Insurance - Title insurance rates are based upon standard insurance rates approved by the Maryland Insurance Administration and will depend on type of policy (example, basic v. enhanced), whether owner's insurance is purchased and whether any endorsement fees or discounts apply (re-issue credit, etc.).   • Doc Prep/Delivery/Storage - Fee is a bundled fee for preparing deeds and documents for closing, overnighting or otherwise delivering documents to owners, lenders, abstractors or land records, and electronic storage of client records.
  • Secure/Track Release Fee - Fee is per release and for preparing, tracking and/or recording a release at the Land Records for each of Seller's mortgage(s).
  • Recording Service - Fee is for delivering or "walking through" deeds, mortgages, releases, etc., at the County/City land records.
  • Survey Fee - Fee is for location drawing or other type of survey of property.
